Equilibrium Equities, Inc. is a privately owned investment and development company, based in Conshohocken, PA, which focuses on the acquisition and development of warehouse/distribution facilities in Pennsylvania and the Northeastern United States.
Fairview Business Park, located in the Harrisburg/York, PA area, is a key project for Equilibrium. Fairview is at Exit 35 of Interstate 83, boasts ¼ mile of prime interstate frontage and is only 4 miles south of the Pennsylvania Turnpike. This project is a 172-acre, four-lot master planned park with permits, roads and utilities in place, approved for 1.8 million square feet of warehouse/distribution facilities. In July 2003, Equilibrium completed a 275,400 square foot distribution center on a built-to-suit for sale basis for a national manufacturing company. A value-added project located at 1270 Mid-Valley Drive, Jessup, PA is Equilibrium's first foray into the Scranton/Wilkes-Barre/Hazelton, PA industrial market. This existing warehouse of 151,100 square feet on 8.5 acres is located within the Mid-Valley Industrial Park with excellent access to State Routes 6 and 247 and Interstates 81, 380, 84 and 476. 48,000 square feet of space is available, including approximately 45,800 of warehouse and 2,200 square feet of existing office space.
Equilibrium's first project, a 500,000 square foot speculative project known as Crossroads Commerce Center, was sold to a major real estate investment trust in December 2002. Southern Tier Commerce Center includes approximately 373,300 rentable square feet of buildings on 48 acres of land. The complex was originally constructed by the U.S. Government during World War II for the production of the Norden bombsight. The "N Plant", as the primary 300,000 SF building was known, was built to fortress-like strength to protect this revolutionary device. The roof of the N-Plant is 18 inches of steel reinforced concrete.
